Booking Conditions
1. BOOKING CONTRACT
At the time of making your booking, you must sign a Booking Form accepting these
booking conditions, which are subject to English law, and the exclusive jurisdiction
of the Courts of England and Wales. We will send you a confirmation invoice or will
confirm your booking verbally. This acts as our acceptance of your booking on the
terms of these booking conditions.
2. PAYMENT
You will pay a deposit at the time of booking, and this is non refundable (unless
claimed through your travel insurance). You must pay the balance at least 10 weeks
before your arrival at your accommodation. If you book within 10 weeks of your arrival
date, the full balance will be payable at the time of booking.

If you have booked your own flight, or booked your flights through us, cancellation
charges will normally be 100% as per the airline’s conditions. We cannot consider
refunds which may be caused by war, threat of war, riots, civil strike, terrorist
activity, industrial disputes, natural and nuclear disasters, fire, adverse weather
conditions, as well as technical problems with transport, closure or congestion
of airports and similar events beyond our control. You should ensure that you have
adequate travel insurance in place to cover you for such eventualities.
In the event of a cancellation by you, resulting in a refund being due to you (see
cancellation charges above), this will be paid to you within 7 days of us receiving
your written cancellation. :-
If your chosen property becomes unavailable for any reason, we will do our best
to offer you a suitable alternative. If you do not accept the alternative, we will
refund to you the cost of the rental of the property which you have paid within 7 days.
5. IF YOU HAVE A COMPLAINTT
If you have a complaint, you must bring it to the attention of our local representative,
agent or supplier, so that the matter can be resolved immediately. If it is not
possible to resolve the matter, it is an express condition of booking that you put
the matter in writing and hand it to our representative, agent or supplier immediately.
We cannot entertain complaints if this procedure is not followed in resort. Any
compensation is limited to the total cost of the property rental.
In the event of a complaint or claim for compensation, this must be received by
us within 14 days of the end of your rental period, and must be sent to us by recorded
delivery to our trading address.
6. OUR LIABILITY
All our property owners have fully comprehensive insurance for their properties,
including civil liability. In the unfortunate event of an accident at a property,
resulting in a claim for compensation, the liability will be with the property owner,
and we will provide you with details of the relevant insurance policy, in order
for you to make a claim, and we will also be prepared to act as your agent in assisting
with your claim.
7. TRAVEL INSURANCE
It is your responsibility to arrange suitable travel insurance to cover the period
of your rental or holiday. In the event of an accident or illness, our assistance
may be severely restricted if you have not arranged travel insurance.
8. PASSPORT, VISA & HEALTH FORMALITIES
You will require a full 10 year British passport to visit Portugal. Children and
